Job Description

Construction Manager Primary Purpose of Position: Manage construction for new base buildings, tenant improvements, and large capital expenditure projects. Essential Functions: Manage relationships and interface on a daily basis with designers, general contractors, architects and Boston Properties staff on a variety of construction projects. Provide day-to-day management, technical direction, supervision and coordination of construction activities while representing Boston Properties’ interest in all assigned projects. Support the Development and Leasing departments through the lease process to secure new and existing clients. Coordinate, review and interpret contract documents and construction sections of the tenant lease. Create and administer “Work Letter” portion of lease agreements. Prepare bid packages, administer bids and review pricing. Prepare construction contracts. Monitor and review RFI’s, field orders, logs and submittal process on projects. Create and assist in monitoring the general contractor’s schedule. Evaluate and negotiate contractor’s pay requests and cost proposals. Review, approve and submit invoices for payment. Coordinate change order process. Participate and take leadership role in construction meetings. Participate in the design process providing budget, schedule and constructibility input. Provide leadership and direction between design and construction phases of each project. Administer punch list and project close-out activities, including acceptance and completion of project. Interface with permit plans reviewers and inspectors and interact with various City inspectors and City officials as required to achieve Boston Properties objectives. Prepare monthly progress reports for senior management. Prepare cost estimates as needed for all construction-related needs. Ensure the quality standards of the Company are maintained by inspecting work in process on a frequent basis. Report status of contractor compliance with standards to other Boston Properties employees. Maintain Boston Properties record set of documents to include drawings and CAD files. Maintain the highest level of tenant relations and departmental standards for quality of work. Represent Boston Properties’ interests while providing technical direction to the architect, engineer and contractor on all projects to achieve Boston Properties objectives. Supervise and direct special projects as required. Support the Senior Vice President-Construction with specific projects within the region as directed. Non-Essential Functions: Participate in industry organizations, functions and events. Perform other duties as assigned. Requirements and Qualifications: A BA/BS degree required with a concentration in construction technology, building construction, civil engineering or related field preferred. A minimum 3 to 5 years of progressively responsible experience required with a commercial real estate developer, general contractor/construction manager or closely related company. Previous estimating experience for tenant improvements and base buildings desirable. Previous staff and project management experience preferred. Ability to interact with co-workers, contractors, tenants, architects, engineers and/or vendors in an articulate, courteous, and business-like manner at all times. Possess strong analytical and problem-solving skills Excellent verbal and written communication skills. Ability to handle multiple tasks simultaneously while under pressure. Ability to produce quality work in consistent manner. Ability to manage complex, multifaceted projects and teams. Results oriented. Strong negotiation and conflict-resolution skills. Ability to produce quantity of work necessary to complete assigned tasks in a timely manner. Adaptability to changing demands. Proficiency in Excel, Microsoft Word and Blue Beam. Microsoft Project preferred. CAD desirable. Proven organizational skills and attention to detail. Demonstrated ability to work proactively, independently, achieve results without close supervision, and also work effectively as part of a team is essential. Exhibits and champions excellence in work and a willingness to embrace change. Flexibility with schedule and ability to work beyond regular business hours. Physical Requirements: Involves work of a general office nature usually performed sitting such as operation of a computer. Involves work of a general office nature usually performed standing such as operation of a fax and printer. Involves work such as tours throughout property portfolio, including to construction sites, usually performed by walking, climbing stairs and climbing construction ladders. Involves movement between departments to facilitate work. Involves lifting plans or boxes of 25 pounds or more occasionally. Internal and External Contacts: This position regularly interfaces in both verbal and written form with all levels of professionals including contractors, tenants, architects, and/or engineers. This position regularly interfaces with external consultants and vendors. Reporting Structure: This position reports directly to a Senior Construction Manager who provides assignments, supervision, and guidance and who will coordinate, evaluate, and monitor work performance on a periodic basis.
