Job Description

The Director of National Facilities is responsible for all activities related to the operation, repair, maintenance, and construction of both new and existing facilities within our distribution network.  The position oversees all equipment and building maintenance and repair as well as the upkeep of all building and grounds to minimize interruption and improve efficiency.  They will be expected to effectively plan and design development and flow of plant facilities, including formulation of operating rules, implementation of regulations, and best practices.

Job Responsibilities and Accountabilities: 

Performs regularly scheduled audits on all facilities.  Communicates with General Managers and Region management of facility maintenance needs and costs.

Establishes national facility metrics and benchmarks each facility against the national baseline.

Supports and contributes to the development and success of warranty and policy programs for recovery of expenses.

Develops refrigeration and HVAC preventative maintenance guidelines, repair standards, environmental compliance, purchasing standards, work order standards, and budgeting standards.

Works with legal counsel to prepare contracts, leases, Purchase and Sale agreements, and other real estate property legal documents.

Negotiates with property sellers, property buyers, landlords, and tenants to affect the best value for company owned properties and transactions.

Coordinates with architects, engineering firms, and other outside consultants to develop comprehensive design criteria and contract documents for the execution of construction projects.

Develops Capital Planning budgets as they relate to leasehold improvements, construction, and maintenance of buildings and other facilities including estimates of design costs, equipment, installation, labor, materials, sales tax, municipal fees, and other related costs.

Prepares comprehensive pricing analysis to make recommendations on contracts for construction and real estate transactions.

Inspects construction and installation progress for conformance to established drawings, specifications, and schedules. 

Develops criteria and performance specifications required to meet unique operating requirements and building and safety codes including “Green” initiatives.

Establishes and tracks budget and schedules for construction projects and real estate acquisitions.

Oversees the coordination of building space allocation and layout, communication services and building expansion requirements.

Job Requirements:  
Bachelor’s degree or equivalent experience.

10 years of experience in related distribution environment required.  Experience in food distribution, construction, corporate real estate, refrigeration, HVAC, or other related business disciplines. 

Knowledge of construction processes.

Knowledge of refrigeration installation and maintenance and HVAC installation and maintenance.

Knowledge of operational requirements of food distribution.

Knowledge of commercial leases and Purchase and Sale Agreements.

Experience coordinating large scale industrial projects, office fit out projects, and negotiating real estate transactions.

Experience in planning, structuring, and reviewing real estate plans to meet business unit needs.

Proven knowledge of financial and real estate principles and analysis.

Proven knowledge of techniques necessary for in-depth strategic planning.

Basic knowledge of principles of facility planning, programming, and project management.

A command of all skills necessary to effectively manage many relationships simultaneously, facilitate meetings, prepare written documents, and analyze and explain qualitative and quantitative data to all levels of management.
