Job Description

Job DescriptionPurpose: Oversee and direct the overall property management operations related to the Company s portfolio of senior housing cooperatives and work to ensure the department s operations meet or surpass industry standards, ensure efficient asset management, and meet the department s and Company s strategic objectives. Job Duties and Responsibilities: 1. Partner with Executive management to develop and implement the department s short-term and long-term goals and objectives and ensure they align with the core focus and core values of the Company.2. Provide leadership and coaching to direct reports and as well as a large workforce of property management staff.3. Research, develop, and implement best practices, procedures, and metrics to increase the productivity, efficiency, and reporting capabilities of the department.4. Set performance goals for the department, monitor performance, and make adjustments as needed.5. Facilitate regular training sessions with staff, identify training needs, and recommend additional training for the department as needed.6. Oversee all growth for the department and participate in the recruitment, interview, selection, and evaluation process for direct reports and for indirect reports as needed.7. Enforce all departmental and company-wide policies, procedures, and performance standards and provide coaching and corrective discipline as necessary.8. Assist Regional Managers with the day-to-day operations of the cooperatives and provide guidance on issues related to finance, budgeting, human resources, marketing, contract negotiation, legal and compliance, and preventative maintenance.9. Assist management teams with the preparation and review of annual property budgets and ensure that all monthly financial reporting is done timely and accurately.10. Assist management teams to implement various marketing strategies for each cooperative.11. Ensure sites are complying with all policies, requirements and compliance as it relates to safety, the reporting of unsafe work practices, and accident prevention and reporting.12. Maintain corporate records of all management properties to include information related to insurance, management agreements, unit transfer values, etc.13. Develop and maintain successful relationships internally and externally with the various stakeholders by maintaining confidentiality in sensitive matters and having the ability to influence and negotiate the successful resolution of inquiries and disputes.14. Attend Board meetings and Board workshops as needed to become familiar with each properties needs, foster and maintain a good working relationship, and to address issues as they arise.15. Develop, maintain, and enhance training programs for the cooperatives on topics targeted to their needs.16. Oversee the opening of new cooperatives by being onsite with other staff to address and assist with member and vendor issues, to ensure supplies, equipment, and services are initiated or delivered timely, and to troubleshoot issues as they arise.17. Provide ongoing management and resolution of outstanding punch list and warranty issues by responding to members inquiries on the status and timing of open issues. Non-Essential Job Duties and Responsibilities: 1. Perform other duties, as assigned. Position Requirements: 1. Willingness to travel approximately 40-50% including overnights.2. Must have strong verbal and written communication skills.3. Must have ability to build and sustain strong working relationships with internal and external stakeholders.4. Must have strong organizational and forward planning skills.5. Must have strong understanding and application of budgeting, finance, contract negotiation, etc.6. Must have a minimum of five years of property management experience preferably with seniors and/or cooperatives.7. Must have at least five years of supervisory experience managing a large team or department.8.
