What does a Mortgage Loan Funder do?

As Mortgage Loan Funders, we audit documents, disburse funds to the escrow agent upon receipt of required documents, and authorize recording. We perform all our responsibilities in accordance with the bank's regulatory, and Information Protection requirements. We inspect and analyze all documentation received and determine acceptability while ensuring that all regulatory requirements are met in processing the approved Mortgage loan application. We also review underwriting conditions and ensure they are either signed off by the underwriter or that the necessary documentation is in the file and acceptable for closing purposes.

Core tasks:

  • complete closing tasks such as clearing all delegated credit and property conditions
  • ensure the accuracy and completeness of closing documents of conventional Mortgage loans
  • perform all necessary tasks if any changes are made to the initial Mortgage loan
