About Meritus Meritus Communities is one of the nation’s largest and quickest growing owner/operator of Manufactured Housing Communities (MHCs). We were founded by industry experts in 2013 dedicated to providing quality and affordable housing to tenants. Since 2013 we have purchased 21,000 sites across the US. About the position The Regional Sales Manager is responsible for overseeing the Sales & Leasing offices, staff, and the selling and leasing of new, pre-owned, and brokered manufactured homes at multiple manufactured home communities. Responsibilities Sales/Marketing § Oversee and strengthen the traffic and lead conversion ratio at assigned communities. § Effectively manage all sales inventory, rental home inventory, and brokered homes, ensuring company guidelines are being followed. § Develop marketing strategies based on local market and competition. § Oversee the purchase of new and used home inventory. § Effectively manage all sales inventory, rental home inventory, and brokered homes, ensuring company guidelines are being followed. § Maximize rent roll by monitoring the market and inventory as it becomes available and make recommendations regarding increasing rental rates, (for new leases and renewals), decreasing specials, (if any) and/or changing lease term limits. § Oversee the completion of quarterly market surveys and recommend pricing and inventory levels to senior management. § Maintain a strong knowledge of, and accurate databases within, all relevant operating systems and lead tracking software. Budget Responsibilities § Submit annual sales budgets and accept total budget responsibility for each assigned community. § Develop annual occupancy, lease-up and sales projections; and implement programs to achieve them. § Review monthly property accounting reports, as required. Personnel Management § Recruit and hire qualified sales employees for assigned communities. § Conduct weekly sales and leasing meetings with staff to provide coaching and a review of team and individual goals. § Coordinate training of sales staff to enhance skill development. § Develop an employee-oriented culture that emphasizes quality, continuous improvement, employee retention and development, and high performance. § Promote a motivational atmosphere in the workplace. § Conduct structured performance reviews, providing feedback on employee growth, and recommend compensation adjustments for staff in conjunction with HR and the Vice President of Operations. § Ensure compliance with federal, state, and local agencies that regulate fair housing laws and community operations. Resident Relations § Ensure customers/residents receive a high level of service consistent with Meritus Communities Customer Service philosophy and assist in resolution of resident concerns. § Assist in the creation of interesting newsletters and social media updates, on-target social events and rent collection, ensuring that each of these interactions with our residents are positive. § Assist in organization and preparation of move-in, renewals and move-out; guaranteeing that the process is a positive experience, worthy of referral, for our residents. § Other duties as assigned Qualifications As a Sales Manager, you must be pleasant, professional, and display excellent communication and interpersonal abilities. You must also be highly organized and detail-oriented with the ability to manage multiple tasks simultaneously. § Bachelor’s Degree. § Five years of property management experience including two years’ supervisory experience preferred. § Available to work evenings and weekends. § Strong management and operational skills includingcustomer service; public relations; performance management. § Excellent computer literacy in MS Office suite of products and other software applications. § Ability to analyze qualitative and quantitative information to drive informed strategic output. § Demonstrated track record of success Personal characteristics § Team oriented with an exceptionally strong work ethic and outstanding interpersonal skills. § Demonstrated analytical and organizational skills, problem solving abilities, and attention to detail. § Poised and polished professional with excellent oral and written communication skills. § Strong judgement and decision-making skills.
