As Title Officers, we review search packages to ensure accuracy and perform additional searches for all documents affecting the property sale according to standard underwriting guidelines. We also examine the chain of the titles by identifying potential problems and issue corrective guidelines to fix the chain after determining requirements and exceptions for issuing title commitments. We are tasked with amending commitments, and reviewing all title objection letters, endorsement requests, lender closing instructions, and other correspondence as appropriate.
