OVERVIEW OF JOB
  • Manages and oversees janitorial services specialized in restaurant and kitchen equipment cleaning.
  • Regularly engages key levels of the customers business to ensure ongoing satisfaction and address opportunities as they arise.
  • Meets regularly with customers and vendors to ensure customer objectives are being met and customer satisfaction is maintained.
  • Develops new vendor relationships to support the region as needed. Position requires the individual to be a hands-on type manager.
  • Performs additional duties as directed by the Regional Zone Manager. This position requires a lot of written communication and follow up.
  • 3 rd and 1st Shift requirement: job requires time with vendors during 3 rd shift cleaning. Also requires 1 st shift for inspections and customer meet and greets. Times will vary based upon operational needs. This can be further discussed during interview.
KEY RESPONSIBILITIES
  • Establish professional customer relationships and customer retention through sustaining high service levels in accordance with the customer contract and KBS policies .
  • Meet with and communicate regularly with customers.
  • Manage and develop vendors; maintain regular calls and quick response to questions, escalations, and extras.
  • Establish excellent relations with vendors (maintain thorough knowledge of vendor offerings and limitations, to include accountability) manage delivery of services to ensure customer satisfaction.
  • Develop and implement plans for efficient use of vendors, materials, and equipment.
  • Ensure adherence to all company's policies, procedures and customer contracts.
  • Monitor the adherence and implementation of safety and related programs.
  • Provide weekly reports with various metric system to ensure productivity and controlled customer service.
  • Perform quality control inspections (site inspections) through insuring vendors are held accountable for executing their scope of work.
  • Recruiting and orientation of new and current vendor base.
EXPERIENCE REQUIRED
  • Janitorial/Custodian/Building maintenance and Restaurant cleaning.
  • Vendor management and negotiation.
  • OSHA related safety regulations and especially the use of chemicals.
  • General janitorial knowledge of machines and equipment.
  • Management and leadership in directing the work of others and gaining trust and respect.
  • Management reporting and time management.
  • Basic MS Office applications, Word, Outlook, Excel, and Company Operating Software.
  • Bilingual in English and Spanish preferred
QUALIFICATIONS
  • Industry experience in aspects of cleaning retail or institutional buildings
  • Establishes priorities to deliver results efficiently
  • Demonstrates orientation to detail and organization
  • Ability to communicate with all levels of management and employees
  • Demonstrates effective planning and organizational skills
  • Demonstrates honesty and integrity at all times
  • Ability to follow appropriate safety guidelines
  • Displays willingness to make decisions by exhibiting sound and accurate judgment
EDUCATION AND / OR EXPERIENCE
  • Experience in the cleaning industry required
LANGUAGE SKILLS
  • Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals.
  • Ability to write routine reports and correspondence.
  • Ability to speak effectively before groups of customers or employees of the organization.
COMPUTER SKILLS
  • Must be able to learn how to use KBS Force which is proprietary software used daily to manage budgets, complete audits, payroll, and attendance as well as electronic hiring

  • Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception, and ability to adjust focus.
WORK ENVIRONMENT
  • Building and warehouse, which may include varying temperatures and moderate noise levels.
  • The site environment may have varying workstations and varying interactions with customers and staff.
  • Working conditions may include small spaces, dust, fumes/odors, hot/cold temperatures, inside/outside noise, vibration, standing on concrete for long hours, and wet or uneven surfaces
